Manufactured homes in Superior
With about one home in seven a mobile or manufactured home, Superior has more than almost anywhere else we cover. These homes can get moisture under the floor and behind skirting, where nobody looks until there's a smell. Ask any company quoting the job how it will reach the underside and whether the vapor barrier needs replacing.
Renters in both townships
In Michigan, landlords must keep rentals fit for the use intended and in reasonable repair (MCL 554.139). Mold isn't named in the law, but the leaks behind it usually are the landlord's to fix. This is general information, not legal advice. The city of Ypsilanti's rental certificate program doesn't cover township addresses. See mold in rentals.
Hiring checklist
Michigan doesn't license mold remediation companies, and the state health department doesn't certify mold remediators or testers. Repair and rebuild work of $600 or more, such as replacing drywall or insulation, generally needs a Residential Builder or Maintenance & Alteration license from LARA (MCL 339.2401–2404). Ask for the license number and verify it with LARA.
EPA says testing usually isn't needed when you can see mold, and Michigan's health department doesn't recommend routine testing. If you do test, a tester independent of the remediator avoids a conflict of interest.
